The process in six stages
1. Discuss the assignment
Share the address, purpose, intended recipient and date the value must reflect. Give the appraiser any written instructions. If a lender needs the appraisal, follow its ordering process.
2. Arrange access
Confirm which areas need to be accessible and who can let the appraiser in. Mention tenants, pets or locked rooms ahead of time. Gather records of additions, renovations and major repairs.
3. Document the home
For an assignment with an interior visit, the appraiser observes the property and records relevant details. This may include measurements, photographs, layout, finishes, improvements and visible condition. Be available to explain work that is not obvious from a walk-through.
4. Research the market
The appraiser considers comparable sales, the home's characteristics and market context. A useful comparable helps explain the market for your property; it is not simply the closest home or the highest sale price.
5. Prepare the report
The written appraisal describes the property and work performed, gives the value conclusion and provides supporting information. Depending on the assignment, it may include photographs, maps and comparable-sale details.
6. Deliver and review
Confirm the recipient and delivery arrangements when booking. Read the report when it arrives. If a fact appears wrong, explain the issue clearly and supply supporting information through the appropriate contact.
The visit is not a home inspection
The appraisal supports an opinion of value. It does not replace a separate inspection of the structure or mechanical systems. If you are worried about a defect or safety issue, ask what specialist evaluation is needed.
What about timing?
A visit may take around 30 minutes to a few hours. Research and report preparation happen afterward. Property complexity, access and the requested work affect the schedule, so confirm your assignment's timing before relying on a deadline.
