Choose the person, not a promised number
You may need a value for a buyout, an attorney’s request or a disagreement about the family home. Start by asking who will do the work and whether the proposed assignment fits that purpose. An independent opinion of value should give the discussion a sound starting point.
Verify the New Jersey credential
Check the individual appraiser through New Jersey’s Division of Consumer Affairs. Confirm the name, credential type, status and expiration information against the official record. Do not rely only on the word "certified" in a search result or on a professional membership.
Then ask whether that person’s credential and experience fit your property and assignment. Describe your Newark home, including its property type and any unusual features, and ask about experience with comparable local properties.
Keep two checklists for the first call
Tell the appraiser
- The property address and type of home.
- Why you need the report and who will use it.
- The valuation date your attorney requires.
- Any written instructions and deadline.
- Who can arrange access.
Ask before agreeing
- Who will inspect and sign?
- What divorce valuation experience do you have?
- Can you address an earlier valuation date if needed?
- What does the fee cover, and what costs extra?
- When can timing be confirmed?
Raise testimony and refinancing early
If your attorney may need testimony or additional work, discuss availability, scope and separate fees at the outset. A written appraisal does not promise that later services are included.
If refinancing is part of keeping the home, ask the lender how its appraisal must be ordered. A report for a settlement discussion may have different instructions from a lender’s assignment.
Ask for a clear written scope
Before committing, understand the property, purpose, intended users, valuation date, fee and expected delivery. Ask what depends on access, records or further instructions so you know what still needs confirming.
The Appraising Group Newark offers divorce appraisal services. Request a written quote or call (862) 772-7611. Ask us the same questions you would ask any firm, including who will prepare the report. Your attorney can advise on the requirements for your own case.
